Dry transformers
The building feed through maintenance less dry type distribution transformers.
Generator
The building includes redundant utility power source backed up by a standby power generator cover the critical and life safety building service in addition to 25% of offices rated power.
Earthing systems
The building is covered by special earthing systems for M.V, L.V and L.C systems with lowest value of earthing resistance (2ohm, 1ohm and 0.5 ohm respectively) Also a lightning protection system is provided for building structure safety with earthing resistance 10ohm.
Administrative/commercial areas Electrical services: Each unit shall be provided with:
- • Normal power feeder 0.75% rated power
- • Emergency power feeder 0.25% rated power from backup generator
- • 2IF satellite outlets for T.V
- • Sound system source for up to 6 evacuation speakers
- • Interface unit for fire alarm system.

L.C systems
Fire alarm system
Intelligent addressable fire alarm system provided to the entire building.
Telephone system
The building entrances, facility management stations and administrative areas are covered by internal standard telephone network connected to building services PABX.
Data system
The building facility management stations areas are covered by internal UTP cat6 network connected to building services data rack.
Surveillance system
The building entrances, corridors and public areas are secured with a thorough surveillance system (IP Cameras).
Access control system
The building restricted areas and electrical/control rooms secured by access control systems.
Sound and public address system
All common areas and tenant areas are covered with professional sound system for back ground music and evacuation.
Antenna Satellite TV System
All common areas and tenant areas provided with IF T.V outlets/source.

BMS systems
The building is provided with building management system (BMS) for monitoring and controlling the building MEP systems.
Common HVAC
Central chilled water station with gas fired absorption chillers, cooling towers, chilled and cooling water pumps provided to serve the entire building.
Fresh air handling units (AHU) supply cooled air to the corridors, all public areas and tenant spaces of the entire building.
Supply and exhaust fans in the basement ensuring air circulation are equipped with CO monitoring sensors as well as VSD to optimize power usage during operation.
Administrative/commercial areas HVAC services: Each unit shall be provided with:
- • Chilled water supply and return pipe.
- • Fresh Air supply duct
- • Chilled water BTU meter

Fire fighting and water supply
Fully sprinkled fire fighting system and water supply system include central under- ground water tank, UL-FM electrical fire pump, UL-FM diesel fire pump , jockey, booster pumps and related piping and equipments are provided for the entire building
Administrative/commercial areas Plumbing &F.F services: Each unit shall be provided with:
- • Fire fighting source pipe
- • Water supply source pipe
- • Drainage tie- in pipes.
Solar system
The building is provided with on grid solar PV system station covering building public areas and 50% of parking areas lighting.
Water in the building service areas heated through a solar energy heaters.
